Why it's worth doing early
A boiler that's sat unused between tenants or owners, or one you've simply never relied on before, is an unknown quantity. It might be perfectly fine — but the first time you find out otherwise shouldn't be during a cold snap with a house full of moving boxes.
What's worth checking
- When it was last serviced. Ask the previous owner or agent for the most recent service record or CP12 if it's a former rental — see our landlord certificate guide for what that document should look like.
- The make, model, and roughly how old it is. Useful for us to know before we even arrive, and useful for you to know for future reference.
- Current pressure. A quick, free thing to glance at — should sit around 1–1.5 bar.
- Whether heating and hot water both actually work — properly tested, not just "the seller said it's fine."
A sensible first step
A basic service (£95) covers exactly this — confirming the boiler's safe and working properly, and flagging anything that needs attention before it becomes an emergency. It's a small cost against the alternative of discovering a problem on the coldest night of the year.
