The basic legal requirement
If you're a landlord with gas appliances in a rental property, you're legally required to have them checked annually by a Gas Safe registered engineer, and to give tenants a copy of the resulting safety record — commonly called a CP12 — within 28 days of the check. This isn't optional or best-practice guidance; it's a legal duty under the Gas Safety (Installation and Use) Regulations.
What actually gets checked
Every gas appliance you're responsible for as landlord — typically the boiler and any gas cooker — gets inspected for safe operation: correct combustion, adequate ventilation, safe flue operation, and that the installation itself is sound.

Practical timing tips
- Book your renewal before the current certificate expires, not after — there's no grace period if a tenant reports an issue in the gap.
- Keep a copy of every certificate, not just the most recent — some insurers and mortgage lenders want to see a history.
- New tenancy? Get a copy of the current certificate to the tenant before they move in, not after.
