Every cold snap brings a wave of boilers "breaking down" that haven't really broken at all. Modern condensing boilers produce slightly acidic water — condensate — which drains away through a plastic pipe, often running outside to a drain. When that pipe freezes, the condensate backs up, the boiler detects it can't drain, and it shuts down to protect itself.
How to recognise it
- It's at or below freezing outside — typically overnight or first thing in the morning.
- The boiler locks out, often with a gurgling noise just before or during failed ignition attempts.
- You can see a white plastic pipe running from the boiler through the wall to an outside drain or soil stack.
Because the blocked condensate stops the boiler igniting, the fault code shown is often an ignition-failure code rather than one that names the condensate: on Worcester boilers commonly EA or 227, on Vaillant F.28 or F.29, and on Ideal L2. How to thaw it safely
- Find the frozen section. It's almost always the external run — usually at the open end, at a bend, or along a shallow horizontal stretch. Only deal with pipe you can reach comfortably from the ground; never climb a ladder for this.
- Warm it gently. Pour warm — never boiling — water along the frozen section, or hold a hot water bottle or heat wrap against it. Boiling water can crack the pipe and turns to ice on the path below.
- Reset the boiler once, following your manual. If the pipe was the problem, it should fire and run normally.
- If it locks out again, stop. Repeated resets won't help, and the fault may be elsewhere — that's the point to call us on 07413 385767.

Stopping it happening again
- Lag the external pipe with waterproof foam insulation — cheap, quick, and the single most effective step.
- Upgrade narrow external runs to 32mm or larger pipe — a wider pipe takes far longer to freeze solid than a narrow one.
- Re-route the condensate to terminate internally where the layout allows — into an internal drain, so there's no external run to freeze at all. The best permanent fix.
